Buying a home in Colorado Springs
The Colorado purchase process, step by step.
- 01
Consultation & goals
We begin with a conversation about your timeline, must-haves, neighborhoods of interest and budget, so the search is focused from day one.
- 02
Mortgage pre-approval
A lender reviews your income, assets and credit to issue a pre-approval. It clarifies your price range and makes your offer stronger to sellers.
- 03
The home search
I set up a tailored search, preview homes, and guide you through showings — sharing insight on construction, location and value.
- 04
Writing an offer
Colorado uses standardized Real Estate Commission contracts. Together we set price, terms and a schedule of deadlines that protects you.
- 05
Earnest money
Once under contract, you deliver earnest money (typically held by the title company or brokerage) by the contract deadline. It's credited toward your purchase at closing.
- 06
Inspection & objection deadline
You schedule professional inspections. Before the Inspection Objection Deadline, you may request repairs or credits — or terminate under the contract terms.
- 07
Title, HOA & disclosures
You review the title commitment, survey options, HOA documents and seller disclosures within their respective deadlines.
- 08
Appraisal & loan approval
Your lender orders an appraisal. If it comes in low, the contract's appraisal provisions allow you to negotiate or exercise your options before the deadline.
- 09
Final walk-through
Shortly before closing, you walk the property to confirm its condition and that agreed-upon repairs were completed.
- 10
Closing
At the title company you sign final documents, funds are transferred, and you receive the keys. Welcome home.
